Dorchester is not one market. It is a dozen, and the difference between two of them can be four blocks. That is exactly why it rewards local knowledge and punishes assumptions made from a spreadsheet.
It remains the best place in the city to buy a multi-family and live in one unit, which is where most of our own agents started.
Dorchester is the largest neighborhood in Boston by both area and population, and treating it as a single market is the most common and most expensive mistake buyers make here. The difference between two areas four blocks apart can be substantial in price, character, and trajectory.
That variation is precisely the opportunity. It also means online research, which averages across the whole neighborhood, will consistently mislead you.
Dorchester holds the deepest concentration of two and three family buildings in Boston, most built between 1890 and 1930. For a buyer intending to live in one unit and let the others, there is simply no better hunting ground in the city.
The stock is old and the condition varies enormously. Buildings that look similar from the street can differ by a hundred thousand pounds in deferred maintenance. This is where a walkthrough with someone who understands construction earns its keep.
Savin Hill and Jones Hill offer strong housing stock with Red Line access and have already repriced meaningfully. Ashmont and Peabody Square benefit from the station and the ongoing investment around it. Fields Corner is well-served and more affordable.
Neponset and Cedar Grove are quieter and more suburban in feel, with better parking and more single families.
